Creative options to invest in Multi Family

I hope all is well for you! I have a friend of mine that has about 75K in the bank. He has his own business as a chiropractor. He wants to invest, but he does not where to start. He does not want to invest in one single property. What are some options that he can do, to get the most ROI, while he gets his ducks in a row to buy his 1st property?
