Negotiating with a bankruptcy lawyer, tips?

I got a lead on a duplex, which is in foreclosure and am negotiating directly with the lawyer handling the bankruptcy.  Curious on what to expect, will this likely be a waste of time?  Any tips on this procedure would be appreciated!
