Buy Multi-Family where owner carry part of down payment?

Hello Bigger Pocket Family,

I just joined. This is my first post. I currently own two 4-plex (Orange city and Riverside city) rental property in Southern California. I been reading a lot of books. Most of the real estate books I read, they mention seller (Owner) carry part of the down payment. I just pay the seller the same interest as the bank. I want to buy a lot more properties but lack of fund. If anyone know that owner willing to carry part of the down payment, please let me know. I only want to buy property in Southern California (Riverside County, San Bernardino County, Los Angeles County, and Orange County). Thank you in advance.
