Rental with bar on premise

Looking into a possible deal in which I have no experience and would like some insight from investors that may have been involved with something similar. This property has a 1 bedroom apartment upstairs and a bar downstairs. Any info on similar situations would help. 

Is it tough to get tenants? Things to look out for etc.
