Seller has signed deed but not under title, what can I do

Hello I have a seller that has a signed deed to a property, but never made it official because it is in a bad neighborhood, and she was afraid that if anything happened to the tenant, that she can possibly get sued and lose her house in LA, where she was currently residing. She said DiTech has not been helpful at all, she is currently still making payments to the house, but she wants to get rid of it. Does she have any type of leverage in her situation? I mean, she has the deed signed off to her from her husband that has passed away, that should mean something..
