Types of Financing for First Investment Property

Hello everyone! New member here and diving head first into REI. In this article: https://www.biggerpockets.com/renewsblog/finance-y...

The author talks about 7 different types of financing for a first investment property:

  • 1.FHA
  • 2.VA
  • 3.Conforming
  • 4.Portfolio Loan
  • 5.Hard Money Loan
  • 6.Private Money Loans
  • 7.Seller Financing

What about conventional, ARMs, or an interest only loan?  I would think the latter would be good for a fix and flip since you're not planning to hold the property very long and you want low monthly payments.
