Duplex opportunity with slab vs conventional basement
Hello Everyone!
I have came across a duplex investment opportunity in northeastern Ohio. The specs are as follows; 3 beds, 1.5 baths per unit. Detached 2 car garage with a storage shed in the back of the property lot. The rent is on par with the area, but my main concerns are the property is built on a concrete slab vs a basement (I currently live in a property with a basement, and always have so I am partial) and the AC/Heat systems appear to be dated baseboard/window units.
What concerns should I be considering? Are these two items deal breakers in anyone’s mind, knowing that the property will be able cash flow positive and is located in a great school district?
Possible Pain Points with a Slab:
- Foundation issues?
- Repair and maintenance costs?
- Overall property value?
The units appear to have strong rental history at this point in my due diligence. How much of a discount would these items bring to the table in terms of negotiation?
