Stay full time or go part time?

Hello fellow BP members! I have decision I would like others perspective on. I currently work full time and in school full time. I recently came across a opportunity part time that pays more per hour than the full time. I am considering just going part time and doing side hustles. I believe I may could make more money with opportunity of time that it will bring. Now my drawback of quitting my full time job is getting a bank loan. I am wanting to purchase my first investment property and I know banks like that full time steady income. Now that you know my situation please advise. Thanks
