Found an Abandoned House

Found an abandoned run down house, sitting on a nice size lot. It look like it’s been abandoned for a few years so you can imagine the current condition of the property. Possibly needs $40K+ put into it if not more. Is it worth the risk of getting under contract?

What @Christopher Phillips said is correct.  Also, Their could be a lot of liens or back taxes on the property Which could really effect your budget.
