3 family...what should we bid??!!
Hi all, we are looking at a 3 family which for the most part is in need of only very minor repairs/updates. This will be the first time putting an offer and I wanted to get some advice!!
Listed @ 325k
Current rents: 2,900 for all units combined
Heat included (Connecticut)
Both lower floors could definitely bring in about 1200 down the road. Which would add 400/mo - 4,000
Current owner says he pays roughly 3,600/year for oil and electric (there is a 4th panel for the “house”)
2017 town appraisal lists 260k
Any of you quick thinkers out there have advice? I don’t want to offend the guy, nor go above what he’d be willing to accept. Also it’s a divorce sale...
