Sellers financing in Midwest

Can you please help me out?

Ive never bought with sellers finance before but would like to learn about it. 

Sometimes I hear comments from different people that in Midwest land contract is not the same as land contract in the West part.

I guess somehow you dont own property in Midwest but you do own property in the West if you buy with sellers financing (land contract)?

Ive heart some old investor say that land contract is a horrible deal for a buyer...

I guess, what are other options for sellers financing? Lease with option to buy and lease purchase option (or whatever its called)?

I think there are no other options,right?...And out all of those I guess land contract is the best, right?

I guess what I am asking is what is the safest way for the buyer to buy in Midwest with sellers financing?
