how to make a deal?

Hi,
I found some one willing to transfer the tittle of the under water house for free because they are moving to diff country. The house is in great shape and loan is modified to 40 year fix @4% interest. Is there any way I can make deal with bank and move the tittle in my name?
Rent covers the mortgage but value is minus
160000.
