Who should I pin the finishing touches on?

I did two long distance rehabs in 2018. Shooting for more in 2019. One was a flip. I got to walk through this while it was on market. I don’t want to walk through finished properties in Missouri while I live in Reno, NV, this one just happened to come to fruition.

I wasn’t 100% satisfied with how clean everything was. It was ok but not great. Dust here and there, a very small amount of construction trash in the front yard, and some trash in the driveway that was there when I bought the house.

I have a good relationship with my real estate agent and contractor.

For a final walk through, I am debating the merits of:

1. In the bid with the contractor, stating the final draw will be conducted after a walk through from my real estate agent (listing agent) stating everything is up to snuff. Basically I’d require the contractor to do a cleaning.

2. Budgeting to have a cleaning service come in after he’s done. Listing agent would do the same walk through.

I’m curious what others do. Obviously this is a downside to long distance, no one cares as much about your flip as you do.
