Property in a Mining town

Hi there I have a question and dont know what to do!  I have a lady who needs to sell her property for cash because the house is in a mining town and she said that because of that you can't get a bank to lend on it or get title insurance so she had to sell the property for cash!  It's in a area call Manhattan, Nevada! I know I can get this property dirt cheap but not sure if I can get a cash buyer! Any advice please

@Michelle Harley Not familiar with the concept...if a bank won't touch it and you can't insure the title, there is a strong likelihood this is not a good deal...I suppose you could research title to make sure it's clear...and if there is no lien then ask the seller to carry a note/mortgage...the only cash you need is what you agree to with the seller as a down payment...
