Best Strategy for Owner-Agent to Sell Home
Hello! I was hoping to get some thoughts on the best way for an owner-agent to sell their live in flip. All the advice I read when searching for answers leaned towards using an agent to sell your home instead of For Sale By Owner (FSBO). In our case, my wife is a licensed agent and we have bought two investment properties so far with her as our buyers agent and she has received the agent commission from the sellers which has sweetened our deals a bit and we love the control we have over the purchase. What would be the best way to sell a house, MLS or FSBO, if you are the owner and an agent?
Here are some considerations we have been chewing on:
- We most likely would be paying the closing costs (typical for our area) and her agent commission would likely be taxed around 25%.
- The market we are selling in is incredibly hot, the last two listings that went up in our neighborhood went under contract in less than 24 hours. This much interest makes a MLS listing a little less important I think.
- We are already moved out and the house is vacant (had some finishing touches to do before listing). There are no timing considerations as far as personal housing. Sooner is better as paying mortgage and utilities for both is not optimal.
- Are the broker supplied contracts from her firm equivalent to sale contracts available from an attorney, title company, or even local library? Can she use the contracts from the local association of realtors without going through the brokerage firm?
I'd love to hear some thoughts on things we should consider before deciding how to list and sell our property. Tax considerations, availability of contracts, and having never done a FSBO are all things we are keeping in mind. We're trying to find the optimal way to go about this and appreciate any feedback.
