Baltimore Real Estate

Been a Florida investor for past few years and we all know what the market has done down there. Pretty hard to find a good deal.

Looking at Baltimore for future buy and hold investments. Hoping to get some recommendations on up and coming neighborhoods to concentrate on. My goal is to buy two single families at 100-125,000 each. Or, possibly one in a better location.

Of course, I am fighting the temptation of buying a few of those $20,000 row houses but the neighborhoods and city permit/construction cost worry me. On the other hand, I may be passing up some great opportunities by not being a bit more aggressive.

Any help would be appreciated.

Hi Paul, 

I agree Ned Carey that 100K-125K is a good price points for decent neighborhoods in Baltimore. 

I personally would not suggest to go 20K route. You can find houses for 80-90k , update them and get a good renter, refinance, get your money back without worrying your ac unit being stolen.  

Literally two weeks ago, one of my best friend's wife goes to a property that I told him not to buy, 5 squatters were partying in it, heat was up high to 90, and he ended up fixing what they broke and spent 10K.
