Large Detached Garage Value Add to SFR

Hi All,

I am looking at a first rental property with a 30'x35' detached garage.  It is in a blue collar community and I have not seen any other properties with more than a 1 car garage up for rent to compare to.  The house is a 2 bed 1 bath home, with typical rents being around $800 a month for a house with a 1 car garage.  Could this large garage be the big feature to differentiate my rental compared to others, or would it just cause headaches to wait for someone willing to pay extra for such a large feature?  Any insight would be great, because to rent it for $1,000 due to the garage makes it an awesome deal versus renting it for $800, which wouldn't be worth the investment.
