Own one rental outright. How to get the next one.
I own one rental property outright, but the cash flow is spoken for with kids preschool cost. What is the best way to get my next property, assuming I can finance it?

You can cash out refinance on the property and use that cash as down payments on future property purchases.
On an investment property; A SFR if you have #1-10 mortgaged properties, you can pull out up to 75% of the equity and on 2-4 units is up to 70% equity.
