Loan Q:Buying a fully occupied duplex w/ intention of occupying

I am looking to buy a duplex and live in one side. Many of the duplexes that come up for sale at are fully occupied. I am wondering if I would be able to secure a conventional/govt loan (if one of the leases were up in 1-3 months after closing)? Or am I limited to duplexes that are only 50% occupied w/ a conventional/govt loan? Yes I am aware of so many other options of securing financing but would prefer to do my first property as a conventional/govt loan.
