Hypothetical MF investment scenario

BP family - I want to propose a hypothetical scenario and see what folks would do to safely /prudently increase worth and income.  

Assumption 1- MF owned free and clear  valued at 1,000,000

Assumption 2- apprx 6 CAP

Assumption 3 - cash flow is used as sole source of income for owners 

GOAL  increase Monthly cash flow with long term investment play in mind   

Hopefully with these assumptions in place it will help keep the responses similar enough to be interesting :) 

What would you do?

@Mary M. well simply run it more efficiently. What that entails depends on how it is run now. There are three main areas to address

  1. Increasing rents
  2. decreasing expenses
  3. decreasing turnover. 

Without knowing more it is hard to say what to attack first.
