Is NJ &/or FL good markets to purchase duplex rental properties?

Hi everyone! I currently live in NJ and have family in FL. I’m a newbie and want to own a duplex rental property. Not sure if these states are good markets. How would one find out? Are there any recommended websites or articles to check out? Thanks in advance for the feedback!

I think if you're in northern NJ and near a train station, you're going to very well long term. Lots of good things on the horizon that'll transform the landscape here.  I'm very bullish in the market.
