~$120k, 22 years old, willing to move anywhere to invest

Hey Everybody!  Few questions for you all.  Long story short, I got really lucky with some crypto investments and will have somewhere in the vicinity of 120-160k to invest in real estate next year.  I'm thinking about spending half the year applying to PhD programs and the other half trying to buy some properties (leaning towards multifamily unites for cash flow, but not sure if I should actually target single family homes with high appreciation potential given how young i'm starting).  

Would love some feedback on where in the US (or, really anywhere in the world) you'd suggest heading towards.  I'm thinking places with good real estate opportunities and low cost of living for myself (which probably will go hand-in-hand with the properties i'm interested in).  Current strategy is buy and rent.
