Out of state investing

So I'm thinking about investing out of state, my issue is in have a 9 to 5 job and I wont be able to fly down to see the properties before buying them if their good deals, I wont be able to be there to close the deals and wont be able to be there to oversee rehab of the properties, is anyone here in a similar situation? Any advice would be very much appreciated.
