Help! Making my first offer on a duplex tomorrow

Hi everyone! Had a duplex show up today that looks awesome, and just want to get a bit of feedback/guidance as this will be our first investment property. 

Firstly - this house is out of state, though local to my in laws who will manage the remodel and act as property managers. I have a private investor who is willing to work with me, so that's what I'm bringing to the table. :) 

My question is this - how do I structure this deal? Our plan is to BRRRR the duplex, but since I'm using private money, how does that work? Is the loan for the private money taken by an LLC which my inlaws and I are party to? And then we refinance into a traditional mortgage? Any guidance would be greatly appreciated.
