Need help looking at deal

I’m looking to buy a home to hack and live in for a few years . Found a property that I’m very interested in and is in my price range. Home is on 3 acres horse property but home is in bad shape and only 2 bed 1 bath and will not qualify for fha loan. Asking price is 310 k and I believe with a rehab add 2 bed one bath (raised foundation will make rehab easier ) Arv wouId br pver 500k I also want to use horse property to board horses and make property cash flow. Has anyone tried this approach before and does anyone have ideas for creative financing for a live in hack
