2 Deals I am evaluating, let me know what you think

The first link is for a 28 unit complex built in the 1950's all units have been updated from 2013-2017 they are townhouse style 2 bedroom with an unfinished basement that could be converted in to a 3 bedroom by adding a larger window. All units have dishwasher and washer and dryer. Rents are probably about $50-75 below market. Overall a nice complex with good management over the past 10 years. This is an off market deal that I am negotiating with owner.

The second link is for 2 separate complexes 1 is a 12 unit complex built in the 50's that has been fairly well updated over the past few years but still a few loose ends. Demand for apartments is high in this rural community and rents are at market rates. The 2nd complex is 12 unit complex with 3 retail commercial spaces and it is about 40 minutes from the other complex. This complex is in fair conditions, with new roof and new exterior paint. It is in a small depressed community that is trying to be revived as a tourist destination. This is a on market deal with seller financing.
