Agricultural Zoned Property: Is it hard to get financing?

Dear BP members,

I am new to the community and real-estate investing in general and was hoping someone could share wisdom on buying an Agricultural-Residential zoned property.

I've read through the BP forums there are some challenges on getting financing for agricultural zoned property. The property I am looking to invest in is zoned AR2 Agricultural-Residential on the county assessor webpage and has a SFR on the property with about 1 acre lot size.

Should I be concerned about refinancing of the property down the road due to Agricultural zoning, or the fact that its dual Agricultural-Residential zoning it will be treated same as residential?  

Are there any other pitfalls I should be aware of with agricultural zoning? 

The property is in Sacramento County, CA
