Owner Financing/rent to own

I’m trying to do an owner financing deal with low to no money down. I’ve done one deal already but the owner owned the house outright. With this new deal, the owner still owes a significant amount to the bank. I’m open to any suggestions on how to structure an owner financing or rent to own deal that would allow me to buy a property with no money down when the owner still has a significant mortgage on the property. Thanks for an help!
