House-hacking a Townhome in PG County?

Hello, I am new to real estate and am moving to the DMV area within the next year. I am mainly looking at PG County Townhomes (Upper Malboro area). Once I purchase the townhome I wanted to make the bottom floor into a studio or 1 bedroom apartment and rent it out, while I live on the top 2 floors. The unit would be seperate from my living space. I however have a few questions... 1) Is this legal to do in PG county? 2) Is it a good idea and what is the average rent rates I could charge? 3) What are some other areas I could house hack in the DMV?

That is not legal in PG county. You can do that with certain single family homes in Montgomery County, and certain houses in DC proper.
