Multifamily vs single family rental properties

My name is Nic Madsen, a senior business administration major at Morningside College in Sioux City, Iowa. Currently I am working on a senior research project to evaluate the pros and cons of investing in multifamily rental properties vs single family rental properties. I have future plans to sell commercial real estate, while investing in multifamily and residential rental properties. I need your help, what do you believe are the top three pros/cons or benefits/risks of investing in multifamily and residential rental properties?
