Are tear down properties worth buying?

so I was doing a little search of properties in my home town and I saw a home that was advertised as a possible investment property. The property is boarded up and would need tools for access but the owner is said to be a motivated sellers. The property wasn’t posted by a rental company though. The home looks like it was at one time a fairly nice home and I know the area. It’s located in the neighborhood that my old college is located. I called about it and was told it was basically a tear down. Has anybody ever dealt with them? Are they worth the investment? Btw the home is a 2 bedroom one bathroom, 1245 sq ft. Property. Any ideas?
