Owner financing? Opinions

Hello BP! Newbie here wanting everyone’s opinion on owner financing vs the more traditional forms of financing. I’m analyzing a property that I’m interested in and being that this will be my first property they have agreed on owner financing with half down payment. It’s a 3bd 2bth for $26k here in NC which is a great deal here in my market. Just wanted everyone’s thoughts or experiences on doing owner financing. Thanks!
