ISO Private/ Hard money to close a Deal!!! Montgomery county PA

Hello BP members! I currently have a Property lined up for 190K in need up updating about 40k (kitchen, bathrooms, paint, carpet, nothing major) with an ARV of 345k ( Comps go up to 370k but I'm being conservative at 345k) What I need is a private or hard money loan, the property is in Montgomery County, PA.

Anyone who knows of or has used and private or hard money in the Montgomery county area your input would be greatly appreciated.

Once again here are the numbers:

Purchase: 190k

Rehab: 40k

ARV: 345k+
