Commercial building for sale with leased tenants

Commercial property being used as a cell phone business.  4 years left on lease at $2000/month rent. I own building but not the business.  I put on market for $200K.  Tenant put in offer and after some back and forth their final offer was $150K.  I'm in no rush to sell this property, just a hassle to manage out of town.  How should the 4 year lease being left and rent due for 4 years play in this scenario?  I want to take nothing less than $170K.  Is the tenant bluffing with a "final" offer?  Wait it out til year 3 and sell?  So far on the market for one month.  No other interests as of yet.  Any input would be appreciated.
