Looking for my first deal.

Hello BP,

 Hello I am new to investing. Looking online and stumbled accross what I think could be my first wholesale deal. would love some feedback on this from the comunity here.

Details: $39,900 

2 houses on lot

house 1- 550 sqft

house 2- 360 sqft

both are compleatly gutted out so need everthing. I did $30/sqft for rheab costs both came out to $27,300 (house 1, $16,500, house 2, $10,800), but could be upwards of $50,000 rehab. both of these are best guesses.

The comps I found put ARV at $145,000- $154,000.

So my plan is to get under contractand see if I could assign it for $45,000. Not really sureif I should try to proceed with it.
