Deal Structure Question

Good Afternoon BP Community!  I have a question and hopefully can get some insight on a potential deal that could jump start my RE endevour. I moved from Indianapolis to Georgia and I am currently in my grandparents home that my father owns free and clear.  My thoughts are I could structure a deal with him to buy the home, tap the equity and then deploy that money out to purchase another house (at a discount) for a rental and then tap that equity and rinse and repeat.  Where I am getting hung up is how do I structure a deal that will eventually pay my father off so he can get paid, or do I include him in the deal somehow?  This house will become a rental as well so I need to make sure the payment I would be making to him is covered by the rent.  Thanks in advance!
