Investor Loan with bad credit

I recently had a health issue that caused me to stop paying my unsecured credit cards. About $10k worth. I have 2 questions.

1. Can I repair my credit quickly by doing a pay for delete? I hear mixed things about it.  Or just let time fix it? 

2. I have the 20% down to buy a couple homes in Midwest. Is there creative financing that wont screw me in the end and give myself about a year to repair my credit and then refi into a better loan?

Had this issue not come up my score was around 660 and have $$ to buy.

Any suggestions?
