Hi BP Community,

I'm looking at Pre-Foreclosures, Foreclosures, or REOs in Southern California as potential investment opportunities. I'm a first time investor based in Orange County and would like to start getting my feet wet in real estate investing. Any help would be greatly appreciated!

Most important tip in my opinion.. Focus on positive cash flowing properties at the time of purchase.  Avoid speculation at all cost.  What I'm referring to is natural appreciation.

What part of Southern California are you looking?
