Offer letter for unlisted homes

So while I drive every day I watch for potential real estate that looks like its just sitting. I have found quite a few properties and am wondering if anyone has a clear and concise "offer letter" template that is professional? Also if you have sent "offer letters" out what worked the best for you? What did not work so well? Thanks Guys!!

    @Zac Boelkow oh ok. I'm tracking now. I honestly just wrote my own. It doesn't have to be anything fancy and over the top. Mine is literally just typed up in a word document and i print them off and mail them. Just tell them who you are, what you do, how you buy, and that your interested. Mine is about a paragraph, in 16 point font so it's easy to read. Short and simple.
