Syndicating Real Estate

Does anyone have experience with syndicating deals? I'm curious how this works, and some of the details behind it.

  • I'm sure there are various ways to structure deals, but what are a couple of the typical methods.
    • (Do the owners in the property receive their equivalent proportion in ownership of the NOI? Would this be on a monthly basis, quarterly, yearly, etc?)
    • How about the person structuring the deal? What is their ownership based on? 
    • Is the property purchased under an entity with each owner having a specific ownership of that entity? 
    • Are there any legal issues with having a group of random people invest? (Friends, Family, etc)
    • Really if there is anything that anyone is willing to share, I'd appreciate it. I'm trying to get a better understanding about how this strategy works.
