Wholetaling fees and double close

Hey everyone! I’m in The Houston market. Been wholesaling for two years. Getting ready to do my first Wholetale deal. I have the property under contract(with option to list on mls) Found a investor friendly realtor. That’s charging me a 500$ listing fee. Who has wholetale experience and wants to throw some knowledge my way? The end buyer is paying for closing costs unless I want to double close.. Just wanted to get some pointers and help on what other fees other than the listing fee, should I be aware of? but other than that what other fees or things should I expect? Just trying to see how much i am going to walk away with. Thanks in advance!!!
