From a Banker's Perspective - Cashflow or Flips?

Hello, my question is from s a banker's perspective. What do lenders like to see more; someone who has a track record of many flips or someone who owns a lot of rental property? My end goal would be to go into commercial property or do a high end luxury rehab. Do banks tend to lend more to successful rehabbers or landlords? Thank you!!
