Counting Roommate Rent as Income for Second Mortgage?

I have a 4/3 house and I rent out 3 bedrooms. I receive $2,200 a month in rent (including utilities) and my PITI is $1600/month. I want to buy another property (a fixer upper), move in to it, and then rent out my current property. From the current rent in my area, I can rent my current house for ~$2,500/month. I would like to fix the new house up for an eventual second rental and ideally repeat the process.

My question is, will the rental income I receive from roommates count towards my income (reported on taxes) to qualify for a second mortgage and will this also count as "landlord experience"?
