Wholesaling - Comp Questions PLEASE HELP

Hello BP :) .

PLEASE HELP ME!!

Ok, Ive received a call from someone whom is interested in selling his house, he recently bought it in Dec for 65K, according to him he only owes 55K and wants an extra 10K for the amnt he put into the home. He wants to pay off the price for the home and only receive the additional 10K he put into it.

I'm trying to figure out if its possible to make an offer or his requested amount. I reached out to a local RE Agent and asked her to pull comps for the property and this is what she provided...how do I determine how much I can try to sell property for? Is the Sale Price the number I would pitch to an end buyer and minus the repair costs from that number?
