Single wide investment deal

Hey guys, first-time poster here. I'm going to look at a 2014 single wide with 3 beds and 2 baths on a little over an acre to purchase/wholesale. What are some pointers on how to assess the property/mobile home? I've bought single family res in the past and I am very uncomfortable with figuring out the best way to approach this deal. 

What are your thoughts on the owner staying in the unit as the tenant? 

What's the going $/SF of a mobile home that's 4 years old?

He mentioned his inlaws are considering selling their property as well, which located in the front and back of his lot (his is a flag lot). Going to check it out today at 1 and I'll have more details this afternoon. I'll post them then but any inital help would be great! Thanks BP
