Building Equity through Renters

Hello

I have a though about real investing and wanted to get people's opinion on the thought. I am buying my first rental property and my thinking of getting it rented out really quick is to keep below market rate if i cant rent it at market rate quickly or the amount that i want for it. 

The thinking is that even if i dont make any positive cash flow beyond the expenses as long as all the mortgage, HOA and expenses are paid by the rent i am getting that property paid off and getting equity basically at renters costs providing it is never vacant. Then once paid off I can sell it and that lump sum would be my profits. Obviously rent will rise as leases change and times change and at one point will have some cash flow but just thinking at worst case scenario at least when i sell it, it will be all profit even if market i sell it in is a bad market.
