"Correction of Documents"
On Friday, a friend closed on a sfr in St Louis MO. She told me that among the papers to sign were 3 different CORRECTION OF DOCUMENTS papers, one for the seller, one for the lender, and one for the title company. According to her, they all said sort of the same thing, that if there were any problems with the papers, that the buyer had X days to help them make the corrections after being notified, that she couldn't sue, and that if she refused to help, she could lose her loan and the house. She said the title company's was the worst: all the title co had to do was to send her a letter that there was a problem, and she had to respond within ten days or she was in danger of losing the property. She responded that she often does not get her mail--that she was at that minute missing a few items that she should have received, so she wanted inserted that she had to be notified via US postal Service, certified mail w return receipt. She said the title agent did add that to the contract after discussion.
She wanted to know if I've ever heard of anything like that. I never have. Is this common in MO, or is it something new?
