Help on first property purchase!

Hello fellow BP members. I am looking to purchase a property but confused on some things. The description of the property is listed below This home has tenants paying 650 month to month. No lease. Will owner Finance with 10k down. Only 23,000 cash!!! Call Eltra at show contact info . This home was bought from a tax sale a while ago so no title insurance avalible Do you guys see any red flags? Such as no title insurance or no lease? Help will be appreciated
