Wholesaling house in Seagoville, TX

Hello ya'll, I have a property under contract in Seagoville, TX and would like some help on it.  I want to wholesale it. The property is a 4/2, 2500 sq ft, needs paint and carpet. There aren't many listings to get comps in that area. The last two houses that were on the market out there sold in less than 3 days. 

I'm thinking of finding a buy and hold investor that will pay the reinstatement and do a sub 2 transaction. Is that the smartest thing to do?
