What is the Best state to Incorporate ?

Hello 

I am new here as well as getting started in RE investment. I live in MA and am looking to buy property in MA as well. I wanted to know if there is any benefit of registering my LLC in another state than MA for any reason or benefit that MA does not provide. I see lot of Business incorporating in Delaware or Nevada. Is there a specific reason and should i do the same if there are benefits of doing it ?
